Terms and Conditions

1. THE RULES

1.1 The Rules and Regulations of Villa Patria B&B constitute a contractual agreement between “Villa Patria B&B Sagl” and the Guest; therefore, the request to stay at the B&B and the acceptance of such request by “Villa Patria B&B” imply full acceptance of these Rules and Regulations and all Terms & Conditions.

1.2 Failure to comply with these Rules and any additional provisions issued by Management will result in the offender’s removal from the property and the reporting of the incident to all national and international tourism organizations, in addition to reporting the matter to public authorities if such non-compliance could possibly indicate the commission of a crime.

1.3 All specific instructions displayed on signs located on the property and/or grounds of the B&B must also be followed.

1.4 Parents (or those exercising legal guardianship) are jointly and severally liable for the actions of their minor children within the B&B; they are required to supervise them and ensure that they behave politely and respectfully toward others, under their direct responsibility, and, in particular, with regard to the obligation to maintain quiet, the proper use of the restrooms—which may not be considered places for play or socializing—and the equipment made available by the B&B to its guests. Any activity that may disturb other guests is prohibited. In general, all provisions of these contractual regulations must be observed.

1.5 The conduct of both adults and minors is considered contractually relevant; therefore, any violation of the provisions of these regulations and of the common rules of civil coexistence and the proper functioning of the B&B will result—according to the Management’s contractually mandated and final judgment—in the immediate termination of the contract due to the Guest’s fault and removal from the B&B, Residence within 2 hours of the facts being brought to their attention. In such a case, the B&B Management is entitled to retain any amounts already paid and to demand payment of any outstanding amounts, including as compensation for damages, without prejudice to the right to claim compensation for any additional damages that may be established.

2. EVENTS

2.1 Acknowledgment of Review of the Events Calendar and Acceptance

The Guest confirms having reviewed the calendar of events published on the Villa Patria B&B website and accepts its contents and any modifications. The Guest acknowledges that the listed events may affect availability or the terms of the stay and agrees to comply with the provisions of the event calendar, as well as the related rules and regulations, as described.

3. ACCEPTANCE

3.1 Upon arrival, guests must present their identification documents to the front desk to complete the registration form.

3.2 Minors not accompanied by adults are not permitted to stay at the property. If the accompanying adults are not the parents (or legal guardians), written authorization from the parents or legal guardians is required, including a contact phone number and a copy of their identification.

3.3 The management, as provided for in Article 15 of the Lear, has the right to expel without notice anyone who fails to comply with the regulations or behaves in a manner that causes damage or disturbance. B&B rooms are available starting at 4:00 p.m. on the day of arrival and must be vacated by 11:00 a.m. on the day of departure. Rates are calculated on a daily basis, regardless of check-in time. You may request a late checkout subject to availability and an additional fee.

4. WATER

4.1 Water is a precious resource for every community. It is strictly prohibited to use water for improper purposes. Use is permitted only for basic needs (personal hygiene). Guests are asked to take care to avoid any form of waste.

5. DOGS AND OTHER ANIMALS

5.1 Dogs, cats, and other animals are not permitted on the premises.

6. BREAKFAST AND FOOD SAFETY AND HYGIENE

6.1 Breakfast is served in the breakfast room.

6.2 B&B guests are not permitted to take breakfast food or beverages to locations other than the designated dining areas (in their rooms or outside the property).

6.3 For food safety reasons, guests are prohibited from bringing food or beverages into their rooms that have not been authorized by the B&B management.

7. CHECK-OUT

7.1 On the day of departure, rooms must be vacated by 11:00 a.m., and the room keys, as well as any parking keys, must be returned to the staff at the front desk, who will verify the items provided for use (to avoid disputes, please report any breakages, etc.).

8. DOCTOR – INFECTIOUS DISEASES

8.1 The phone numbers for the ambulance and emergency services can be obtained at the Front Desk.

8.2 Any infectious disease must be reported to Management.

9. CLEANING

9.1 Trash must be placed in the designated trash bags located in the guest room bathrooms. Leaving trash or other items in common areas is not permitted.

10. LIABILITY

10.1 The Hotel Management is not liable for the loss of guests’ personal items and/or valuables (each guest is responsible for the safe custody of their own belongings), nor for damage resulting from force majeure or the inherent nature of the item (weather events, natural disasters, epidemics, diseases, falling trees or branches, or natural plant-related occurrences, strong winds, accidents at sea, or damage to or theft of vehicles in the parking lot and on the property). Under no circumstances will discounts be granted upon departure to compensate for any actual or alleged service disruptions that may occur as a result of the events described above.

11. QUIET, ORDER, DECENCY, AND CONDUCT WITHIN

THE B&B

11.1 The use of electric and/or electronic musical instruments is prohibited in the B&B’s guest rooms.

11.2 Inside the B&B, guests are required to dress appropriately and respectfully, taking into account the sensibilities and modesty of others. Walking around in a swimsuit or topless is not permitted.

11.3 Guests are not permitted to enter areas reserved for B&B staff marked “private.”

11.4 Smoking is not permitted in the rooms or in indoor common areas.

11.5 It is not permitted to bring weapons, knives, sticks, or any objects considered to be blunt instruments onto the premises.

11.6 The period from 10:00 PM to 7:30 AM is designated as quiet hours. Therefore, any activity that causes noise or disturbance inside or in the vicinity of the property is prohibited.

11.7 Staff designated by Management are required to enforce these Rules with regard to all guests. By accepting the B&B’s hospitality, each Guest also contractually agrees to abide by these Rules and by the principles of courtesy and good manners commonly accepted in our culture.

12. RATES

12.1 Rates are per day, regardless of check-in time.

13. DAMAGE AND THEFT

13.1 Anyone who causes damage to the building, personal property, equipment, etc., is held legally liable under applicable laws. Theft and intentional damage will be reported immediately. Upon departure, the property’s staff will inspect the rooms, and the costs for replacing any damaged items or lost keys will be charged and must be paid at checkout.

14. ALLERGIES

14.1 Guests of the B&B are required to inform the staff if they suffer from allergies or food intolerances.

15. CANCELLATION POLICIES

15.1 When booking a stay at the standard rate, you may cancel your reservation up to 7 days before check-in. If the reservation is not canceled within the specified timeframe, the B&B management reserves the right to charge the full amount of the reservation.

15.2 When booking at the Non-Refundable rate, you are entitled to a discount off the Standard rate; however, under no circumstances may a refund be requested.

15.3 When booking with the Weekly Rate, you may cancel your reservation up to 15 days before the check-in date. If the reservation is not canceled within the specified timeframe, the B&B management reserves the right to charge 50% of the reservation amount.
